13. Suppose that Jack inherits his grandmother’s house. He finds that the deed granted many years ago contains a restriction that the property may be sold only to someone of the Caucasian race. Could this restriction be enforced? Why or why not?

In the year 1948, the Supreme Court in the United states made a decision that any deed with the restriction concerning with that of the racial or for that matter, even religious restrictions, could not be enforced. In this regard, in Jake finds such a restriction in the deed, the same could not be enforced because it is a racial restriction. Further, both by state legislation and by the federal law, such a restriction cannot be enforced.
