Metharom Construction (MC) plans to become a leading provider of housing construction and renovation services in the South-East Melbourne area. The company’s overall strategy will be based on a continuing improvement process of setting objectives, measuring results, and providing feedback to facilitate further growth and progress. They have been involved in large scale construction for 3 years and are now branching out to residential housing.During this unit, you will need to take on the role of the site supervisor. Your responsibilities are to: enforce site safety plans, ensure all tradespersons are inducted before they begin work, ensure currency of project documentation, make changes to specifications to incorporate client requirements, ensure that any contractors are complying with site rules and safe work method statements, identify and correct hazards, ensure that the site is ready for each trade before they arrive, and have frequent toolbox talks to ensure that WHS procedures are known and followed.For more information regarding Metharom Construction, please see the appendices and company policy documentation.Assessment 1: Conduct research and prepare notes. (400 words)Research the licensing requirements set out by the Victorian Building Authority. Using this research, prepare a summary sheet that includes information regarding the licensing requirements for: Builders Supervisors ManagersMaximum of 400 words.Assessment 2: Prepare information in a document for the site induction. (Maximum of 500 words)Prepare information for a site induction relevant to the project outlined in the project documentation. In order to do this, you will need to complete the following tasks: Identify 3 rights or responsibilities that employees have regarding their health and safety whilst at work from the Occupational Health and Safety Act 1985 Create a policy to manage the risk of falling, in conjunction with information from the codes of practice by WorkSafe Victoria Determine a minimum of 3 site signage requirements relevant to this siteAttach the cUEDs of the required signs to parts a and b, and submit this document to your assessor. It must be no more than 500 words.Assessment 3: Discuss requirements for achieving compliance via a report. (Maximum of 500 words) Please note: the details of this assessment continue onto the next page.Consider the Building Regulations 2006 and the National Construction Code. In a written report, choose 3 regulations from each of these documents (3 from Building Regulations 2006 and 3 from the National Construction Code) and explain whether the building listed in the project documentation is compliant with these regulations.If the project is not compliant, you will need to describe the changes required in order to achieve compliance with the regulations. Your report must not exceed 500 words.Assessment 4: Determine requirements for insurance and contracts, and communicate them via email to management. (Maximum of 250 words)Analyse the project documents and determine requirements for insurance policies and contract documents. Then, you will need to: Create a list of a minimum of two insurance policies appropriate to the company Complete the insurance registration form from the Metharom company documents Choose an appropriate contract from the Metharom company documents for the client to sign before building proceeds. Justify your choice of contract.Compile your documents above into a single soft copy submission for your assessor (you do not need to print the appropriate contract, but you do need to clearly identify which contract you have chosen and why.) Your submission must be no more than 250 wordsAssessment 5: Approve or rectify payments associated with the build. (Maximum of 100 words)The accounts department have provided you with information regarding your work team, and GST payments for the project (refer to appendix A).Your responsibility as site supervisor is to: Check these documents to ensure that all employees are being paid according to the relevant award (available from www.fairwork.gov.au) Ensure that the appropriate GST payments are being made, as legislated by the ATOSubmit the documents to your assessor, along with any changes required. Your submission must be limited to 100 words (excluding the pre-existing word count for the document).Assessment 6: Prepare an employee handbook. (Maximum of 750 words)With reference to the Victorian Department of Employment, and FairWork Australia, prepare an employee handbook specific to this project.Your handbook will need to include policies or procedures (whichever is more appropriate) regarding: Selection of subcontractors Bullying and harassment Provision of training to employees Where employees can go for additional information regarding industrial relations Employee dispute resolutionThe handbook must not contain more than 750 words.Assessment 7: Meet with a client to discuss their complaints.The client relevant to the project documentation has complained about the time delay caused by their variation. The client requested that the location of bedroom 2 be swapped with the study, so that bedroom 2 can be used as a nursery. Due to the bulkhead in the study, amendments have needed to be drawn up and assessed to ensure compliance with the BCA, thus causing the 7 day delay.Meet with the client (to be played by your assessor) and deal with their complaint according to Metharom’s policies. All complaints are to be recorded, so you will need to bring the appropriate form with you to the meeting.Your assessor will be looking for: Communication skills Dispute resolution knowledge Documentation of client complaints Intent to follow up with the client post-complaintNote:
